SITE LOCATION:
4000 Sunset Boulevard, 4002-4038 Santa Monica Boulevard, 1069-1075 Sanborn Avenue, and 1068 Manzanita Street (Site 1);

Project Description

The projects would remove all existing structures on the three Sites and develop a total of 297 rental apartment units with approximately 26,677 square feet of commercial space.

Site 1 would be developed with a 79,064-square-foot (sf) contributing floor area (FAR of 2.62:1), five-story building (with amaximum height of 68’ as measured from grade) containing 84 residential units, 11,178 sf of commercial uses (4,678 sf of creative office, 3,699 sf of restaurant use, 2,801 sf of retail use (including an 800 square foot community room/cultural activity center), 8,650 sf of total open space, a courtyard, roof deck, and recreation room for resident use. The project includes a 35% density bonus and would provide nine very low-income affordable housing units.

Site 2 would be developed with a 80,670 sf contributing floor area (FAR of 3.0:1), five-story building (with a maximum height of 89’ as measured from grade) containing 91 residential apartment units, 10,000 sf of commercial space, and 7,460 sf of open space. The commercial space would be primarily located along Manzanita Street and at the corner with Sunset Boulevard. The project includes a 35% density bonus and would provide eight very low-income affordable housing units.

Site 3 would be developed with a 102,100 sf contributing floor area (FAR of 2.96:1), four-story building (with a maximum height of 68’ as measured from grade) containing 122 residential units, approximately 5,499 sf of commercial uses (4,501 sf of retail fitness uses and 999 sf of restaurant uses), as well as approximately 850 sf community room and 12,500 sf of open space as a resident amenity. The project includes a 35% density bonus and would provide 10 very low-income affordable housing units. 


Comments
The Department of City Planning welcomes all comments regarding potential environmental impacts of the projects. All comments will be considered in preparation of the EIR. Written comments must be submitted to this office by December 15, 2014.
