MITIGATED NEGATIVE DECLARATION-NG-13-024-PL; ENV-2012-3053. 19316 W Sherman Way; Reseda-West Van Nuys. Council District 3. A phased redevelopment and expansion of an existing home for the aging as an Eldercare Facility on two sites across the street from each other, including 354 Senior Independent Housing/Assisted Living Care Housing units and 34 Alzheimer’s/Dementia Care Housing units, for persons 62 years of age and older: -The demolition of four residential care buildings and three ancillary buildings, and the construction of two new Eldercare buildings and 244 parking spaces, all on the southerly portion of the site, located at 7150 Tampa Avenue. The 56-foot high skilled nursing/hospital and office uses totaling 226,856 square feet will remain on the northerly portion of the site. One of the new buildings will be five-stories, approximately 170,900 square feet and house 120-units of assisted living and independent senior housing. The other building will be five-stories, approximately 74,500 square feet and house 68-units of assisted living and memory care, and an outpatient clinic as an ancillary use.-The vacation of the public alley and the demolition of a mortuary building and construction of a new mixed-use five-story, approximately 210,770 square-foot building with 200-units of senior independent housing, an all-inclusive care center, nursing school, institutional kitchen, and 200 parking spaces, located at 7143 Tampa Avenue. The project proposed to: 1. Vacate public alley, merge three parcels, and re-subdivide land into two-parcels of approximately 95,342 square-foot site (Lot A: 58,942 square feet, Lot B: 36,400 square feet) in the C2-1VL and RA-1 Zones, located at 19300-19320 Sherman Way and 7123-7143 Tampa Avenue. 2. An Eldercare Unified Permit to allow the construction, use and maintenance of an Eldercare Facility across the entire site in the C2-1VL, RA-1, RD2-1, and R1-1 Zones including all yards and signage as shown on the plans.  3. Site Plan Review. 4. A Zone Variance from Section 12.08-A to allow on-site sales and consumption of a full-line of alcoholic beverages to the residents of an Eldercare Facility, and their guests, not otherwise permitted in the R1-1 Zone. 5.  A Reduction of Site to allow for the Eldercare Facility while retaining the existing skilled nursing/hospital and office uses which were permitted under Case No. ZA 94-549(CUZ)(ZV).Please call Joni J. The demolition of an existing one-story single-family dwelling, swimming pool, tennis court and other accessory structures, and the construction, use and maintenance of a proposed new three-story, 36-foot high, 140-unit eldercare facility, to include 105 assisted living units and 35 memory care units, with approximately 27,382 square feet of common and private open space and 70 on-site parking spaces, on an approximately 2.34-acre site in the RA-1 Zone. The 70 on-site parking spaces will be in a surface parking lot located on the west portion of the property, accessed via driveways from Parthenia Street and Shoshone Avenue. The project also includes the removal of 100 non-protected trees, and grading with approximately 2,000 cubic yards of export. Requested entitlements include an Eldercare Unified Permit to allow a 140-unit eldercare facility in the RA-1 Zone and Site Plan Review for a project creating more than 50 residential dwelling units. NEGATIVE DECLARATION-NG-13-027-PL: ENV-2012-1554. 7523 W. Apperson St.; Sunland-Tujunga-Lakeview Terrace-Shadow Hills-East La Tuna Canyon. Council District No. 2. The project is to legalize approx. 530 sq. ft. of existing floor area additions to a 641 sq. ft. single-family dwelling. The additional floor area exceeds the Sunland-Tujunga Residential Floor Area District requirement. Part of the floor area addition includes the conversion of a 1-car garage to habitable space. The additions also result in reduced yard setbacks as follows: rear yard (approx. 2-ft. to 4-ft.), side yards (zero to approx. 3 1/2-ft.), and front yard (approx. 11-ft.). The maintenance of an existing 1-car garage is also proposed. The project will require a Zone Variance for a 1-car garage verses 2-car garage and to exceed the residential floor area by approx. 55.8%, and a Zoning Adjustment for the reduced yard setbacks.
