MITIGATED NEGATIVE DECLARATION: ENV-2020-269. ENV-2020-269-A. ENV-2020-269-B. ENV-2020-269-C. ENV-2020-269-D. ENV-2020-269-E. ENV-2020-269-F. ENV-2020-269-G. ENV-2020-269-H. ENV-2020-269-I. ENV-2020-269-J. ENV-2020-269-K. ENV-2020-269-L. 832 N Cole Ave & 833, 837, & 839 NCahuenga Blvd; Hollywood. CD13. 837 N Cahuenga LLC (Applicant) proposes to convert 2 existing warehouse buildings to a new multimedia private members’ club totaling approx. 22,517sf of floor area on an approx. 20,974 sf (0.48 acre) site located at 832 N Cole Ave & 833, 837, & 839 N Cahuenga Blvd. Proposed Project would include multimedia production space; multimedia exhibition space; multimedia studios; media green rooms; accessory office space; accessory kitchen, bar, & lounge areas on the ground floor & 4th floor rooftop lounge; & other accessory uses such as back-of-house, storage, bathrooms, & mechanical areas. Project proposes a 22-ft high, 2-level addition to the existing building on N Cahuenga Blvd (Cahuenga Building), which currently contains 2 levels above a basement & a partial mezzanine. Existing subterranean parking space in Cahuenga Building would be converted to 2 Multimedia Artist rooms with attached restrooms, security office space, back-of house kitchen space, partial bicycle parking, general storage, waste & recycling zones, & mechanical rooms. Building addition would allow for a total of 2 full floors (ground floor & 3rd floor), a partial 2nd floor, partial 4th floor with rooftop bar & lounge areas, & an approx. 8-ft parapet wall to fully screen rooftop equipment, which would increase Cahuenga Building’s sf from 13,861 sf to 17,517 sf. Project also includes tenant improvements to existing building at 832 N Cole Ave (Cole Building), which would include dancing & entertainment uses, as well as multimedia production space. Cole Building would maintain its existing dimensions & 4,307 sf. Lastly, Project proposes approx. 5,000 sf of ground floor outdoor areas that include lounge spaces, kitchen space, & outdoor greenspace. Proposed Project would include a total of 22,517 sf, resulting in a floor area ratio (FAR) of 1.07:1. Parking for Project would be provided at an off-site location at 717 & 711 Lillian Way, where 2 vacant lots are entitled for parking lot use with 54 total parking spaces.
