Project Description:
Demolition of existing uses and construction of a new 7-story 16-unit residential apartment building.
Requested Entitlement:
Pursuant to LAMC 12.22 A.38, Mixed Income Incentive Program for the construction of construction of a new 7-story 16-unit residential apartment building in the Transit Oriented Incentive Areas, requesting 2 on-menu incentives, Public Benefit Options, and one Waiver.
On-Menu Incentives:
(1) 30% side and rear yard setbacks reduction to allow 10'-6'' rear yard setback in lieu of required 15 feet and to allow 7' northerly side yard setback in lieu of 10 feet.
(2) to allow project to calculate the usable open space requirement as 10% of proposed residential floor area.
Public Benefit Options of Multi-Bedroom Units to permit one-story and 11-ft height increase in addition to 2 additional stories and 22 feet additional height permitted per the base incentives, allowing a building height of 78 feet in lieu of 45 feet; and to permit an FAR of 4.72:1 in lieu of otherwise required 4.35:1.
Waiver: 50% southerly side yard setback reduction to allow 5' in lieu of 10'.
