Project Description:
Demolition of existing buildings/structures and construction of a new 6-story, 76-unit apartment building.
Requested Entitlement:
Pursuant to LAMC 12.22 A.39(f)(2), 100% Affordable Housing Incentive Program for the construction of a new 6-story, 76-unit apartment building, requesting two on-menu incentives and one off-menu incentive.
On-Menu Incentive 1: 29% northerly and southerly side yard setbacks reduction to allow 6'-5'' in lieu of 9'; 19% rear yard setback reduction to 12'-3'' in lieu of 15'.
On-Menu Incentive 2: A Housing Development requesting an open space Incentive to calculate the usable open
space requirement as 15% of the total lot area or 10% of the total floor area confined within the perimeter walls of the provided residential units, whichever is greater, provided that the overall design of the Housing Development meets a minimum of 30 points under the Landscape and Site Design Ordinance at Section 12.40 of this Code, and the Landscape and Site Design Point System, in lieu of the open space calculations set forth in Section 12.21 G.2 of this Code.
Off-menu Incentive: 164% building height increase from 30' to 79.07'.
