Pursuant to LAMC 12.22.A.25, Density Bonus w/ on/off-menu incentives for the construction of a 5 story building w/ max height of 61 feet & a total FAR of 21,672 sf
Requested Entitlement:
Pursuant to LAMC 12.22.A.25, a Density Bonus for the construction of a five-story building with a maximum height of 61 feet and a total floor area of approximately 21,672 square feet; ministerial density bonus under the Mayor’s Executive Directive and LAMC 12.22.A.25, in conjunction with California Assembly Bills AB2345 and AB1763 with base incentives for unlimited density, zero parking, and additional height, and additional off-menu incentives for rear yard reduction, front yard reduction, two side yard reductions, floor area increase, reduction of bicycle parking, reduction of tree-planting requirements, and reduction of open space requirements. Based on the Project Site’s location within 1/2 mile of a Major Transit Stop which is the Metro number 4 line at Santa Monica Blvd / Bronson Ave, the Project Site is eligible for zero parking in exchange for affordable housing. The Project is a 100% affordable housing project and includes forty-three (43) residential units and forty-two (42) units designated for affordable housing.
