Project Description:
ED-1 PROJECT REVIEW FOR 70-UNIT, 100% AFFORDABLE HOUSING PROJECT
Requested Entitlement:
The applicant requests to utilize AB 2334 to permit a 600% density increase from 10 dwelling
units to 70 dwelling units, a 30-foot height increase, and waiver of all required parking for a
100% affordable housing development, as well Executive Directive 1 streamlining to pursue a
ministerial approval of the following Density Bonus Off-Menu Incentives and Waivers of
Development Standards, pursuant to LAMC 12.22-A,25:
Off-Menu Incentives:
1. Off-Menu Incentive to permit building facades of up to 103.34’ without an articulation
with depth of modulation of at least 5’, in lieu of every 30’ as otherwise required by Q
Condition 3 (Ordinance No. 168,183).
2. Off-Menu Incentive to permit a 100% reduction of tree planting requirements from 19
trees to 0 trees.
3. Off-Menu Incentive to permit a 100% reduction in bicycle parking from 55 long-term and
5 short-term spaces to 0 spaces.
4. Off-Menu Incentive to permit a 100% reduction of required open space to allow 0 sf. in
lieu of 7,000 sf., as otherwise required by Q Condition 7 (Ordinance No. 168,183).
Waiver of Development Standards:
1. Waiver of Development Standard to permit a 100% reduction of the required building line
setback from 12.5’ to 0’ (Building Line Ordinance No. 74,338).
2. Waiver of Development Standard to permit a 100% reduction in the north side yard from
9’ to 0’.
3. Waiver of Development Standard to permit a 44.5% reduction in the south side yard
from 9’ to 5’.
4. Waiver of Development Standard to permit a 63.4% rear yard reduction from 15’ to 5’-6”.
5. Waiver of Development Standard to permit a 123.4% FAR increase from 3.0 to 6.7.
