Project Description:
Demo of existing structures and construction of a new 6-story 100% affordable 75-unit (59 LI, 15 MI, 1 Manager's Unit) multifamily building within the Crenshaw Corridor Specific Plan. ED-1 Project.
Requested Entitlement:
Pursuant to LAMC Section 12.22 A.25 of Chapter 1 and 13B.2.3 of Chapter 1A, requesting a Density Bonus Project with Off-Menu Incentives, including 1) a 240% increase in density to allow an FAR of 3.6:1 in lieu of the maximum FAR of 1.5 allowed by Section 9.A of the Crenshaw Corridor Specific Plan, and 2) a 25% reduction of open space to allow 5,625 sf in lieu of the required 7,500 sf, and 3) allow ancillary residential uses on the ground floor in lieu of the ground floor uses required by Sections 6.C.2 of the Crenshaw Corridor Specific Plan, and 4) requesting an easterly front yard increase to 5-feet in lieu of the 0-foot setback required by Section 10.A.1 of the Crenshaw Corridor Specific Plan, and 5) a southerly side yard increase to 9-feet and 8-inches in lieu of the 0-foot setback required by Section 10.A.1 of the Crenshaw Corridor Specific Plan, and requesting Waivers of Development Standards, including 1) a northerly side yard reduction of 44% to 5-feet and 1-inch of the 9-foot side yard typically required by the C2 Zone, and 2) a westerly rear yard reduction of 62% to 6-feet and 10.5 inches in lieu of the 18-foot rear yard typically required by the C2 Zone for the demo of existing structures and construction of a new 6-story 100% affordable 75-unit (59 LI, 15 MI, 1 Manager's Unit) multifamily building within the Crenshaw Corridor Specific Plan.
