Project Description:
Construction of a 6-story, approx 65-foot, multi-family bldg w/ 270 D.U., 122090 sf of floor area, and zero residential vehicular parking stalls located in the Crenshaw Corridor SP zoned C2-1-SP.
Requested Entitlement:
Pursuant to LAMC Section 12.22 A.25 a Density Bonus Housing Incentives program development with on and off menu incentives and one waiver of development standards. On-Menu Incentive 1) a 12% reduction in the front setback to allow 15’ to 17’ off-menu incentives 1) an increase in FAR to allow 2.76:1 in lieu of 1.5:1 2) a 37.5% reduction in north side yard setback to allow 5’ in lieu of 8’ 3) a 37.5% reduction in south side yard setback to allow 5’ in lieu of 8’ 4) a 50% reduction in open space to allow 13,500 sf in lieu of 27,000 sf Waiver of Development Standard 1) Waiver to provide height of structure 55’-0” top of parapet from grade, per AB 1763, projects are allowed a height increase of 65’-6” to top of parapet from grade. Pursuant to LAMC Section 11.5.7 a project permit compliance review for the Crenshaw Corridor SP.
