Project Description:

Requested Entitlement:
Pursuant to LAMC 12.22 A.25, Executive Directive 1, AB 2334, a Density Bonus program to allow the construction of 41,746 sf. (4.61 FAR), 6-story, 67-ft, 79-unit, 100% affodable housing apartment, requesting five off-menu incentives:
(1) 50% open space reduction to 4,237 sf. in lieu of 8,475 sf.;
(2) 44.5% northerly side yard setback reduction to 5' in lieu of 9'; 44.5% southerly side yard setback reduction to 5' in lieu of 9'; 46.7% rear yard setback reduction to 8' in lieu of 15';
(3) 50% long-term bicycle parking spaces reduction to 31 spaces in lieu of 61 spaces;
(4) 25% tree planting reduction to allow 15 trees in lieu of 20 trees;
(5) 53.4% increase in FAR to allow 4.61:1 in lieu of 3:1.
