Project Description:
Demolition of existing uses and construction of 6-story, mixed-use 100% affordable housing project, consisting 150 dwelling units and 4,488 sf. ground floor retail use.
Requested Entitlement:
Pursuant to LAMC Section 12.22 A.25, Executive Directive 1 (ED 1), AB 2334, a Density Bonus program to allow the construction of 6-story, 150-unit, mixed-use 100% affordable housing project, requesting five off-menu incentives and one waiver.
Off-Menu Incentives:
(1) FAR increase to 3.34:1 in lieu of 1.5:1;
(2) 50% open space reduction to 7,500 sf. in lieu of 15,000 sf.;
(3) 50% long-term bicycle parking reduction to 50 spaces in lieu of 100 spaces;
(4) 94.7% residential vehicular parking space spaces to 11 spaces in lieu of 210 spaces;
(5) 100% reduction in required non-residential vehicular parking spaces to zero.
Waiver: rear yard setback reduction to 5' in lieu of 18'.
