Project Description:

Requested Entitlement:
Pursuant to LAMC Section 12.22 A.25, Executive Directive 1 (ED 1), AB 2345, a Density Bonus program for the construction of 5-story, 56'-9'', 3.15:1 FAR, 102-unit, 100% affordable apartment building, requesting five off-menu incentives and one waiver:
Off-Menu Incentives:
(1) rear yard setback reduction to 5' in lieu of 17';
(2) northerly side yard setback reduction to 0' in lieu of 8';
(3) 48% reduction in long-term bicycle parking to allow 40 in lieu of 76 stalls;
(4) 110% increase in FAR to 3.15:1 in lieu of 1.5:1;
(5) 50% open space reduction to 6,653 sf. in lieu of 12,750 sf.
Waiver: to allow the required open space to be located in the side yard.
