Project Description:
Demolition of a vacant SFD and new construction of a 100% affordable, 5-story (6-story per zoning) residential building with 29 units and no parking.
Requested Entitlement:
Pursuant to Government Code Section 65915 (State Density Bonus Program) and LAMC Section 12.22 A.25(g)(3), Executvie Directive 1 (ED 1) Revision 3 and Density Bonus Program to allow the construction of a 100% affordable, 5-story (6-story per zoning), 29-unit residential building with five off-menu incentives and one waiver:
Off-Menu Incentives:
(1) 59% FAR increase to 2.38:1 in lieu of 1.5:1;
(2) 31% open space reduction to 2,090 sf. in lieu of 3,025 sf.;
(3) 45% northerly side yard reduction to 5' in lieu of 9';
(4) 30% CPIO Ground Floor Height reduction;
(5) 100% residential building to waive requirements Table II-1 of CPIO Subarea D.
Waiver: 45% southerly side yard setback reduction to 5' in lieu of 9'.
