Project Description:
Construction of a mixed-use development with 150 100% affordable housing units with a 1016 sf. commercial space on the ground floor.
Requested Entitlement:
Pursuant to LAMC Section 12.22 A.25 and GCS 65915, Executive Directive 1 (ED1), a Density Bonus Compliance Review to allow the construction of a mixed-use development with 69 100% affordable housing units with a 545 sf. commercial space on the ground floor, requesting 5 off-menu incentives:
(1) FAR increase to 5.08:1 in lieu of 2.25:1;
(2) Active Floor Area reduction to 52.4% in lieu of 75% required for Primary Frontage per Southeast LA CPIO Ch.3, Section III-3.D.4;
(3) Open Space reduction by 48%;
(4) A passageway of 7' wide in lieu of 28' wide required per LAMC Section 12.21 C.2;
(5) Waive of loading zone for a property abutting a commercial alley otherwise required per LAMC Section 12.21C.6.
