Project Description:
Construction, use and maintain of 126 three-story residential townhome style condominium, seven (7) will be restricted for Very Low Income Households, on proposed small lots in the C4-1LD and the P-1LD Zones
Requested Entitlement:
Pursuant to LAMC 12.22.A.25, a Density Bonus for 126-unit residential townhome style condominium development with 7 units set aside for Very Low-Income Households with one Off-Menu Incentive to remove the incremental stepback requirement above 25 feet in height, per Specific Plan Section 7.E.1.f. Pursuant to LAMC 11.5.7, a major project permit compliance within the Ventura/Cahuenga Boulevard Corridor Specific Plan for for the demolition of approximately 95,726 square feet of existing commercial Floor Area and for the development of a single-family residential townhome style condominium project with 126 homes and a total of approximately 196,018 square feet of Floor Area. Pursuant to LAMC Section 16.05, approval of Site Plan Review findings for a development project that results in an increase of 50 or more residential dwelling units; to construct, use and maintain a residential development with 126 three-story single-family townhome style condominium and associated parking and open space areas in the C4-1LD and the P-1LD Zones. Pursuant to LAMC 17.15, an application for a Vesting Tentative map  for use and maintain a residential development with 126 three-story townhome style condominium; seven (7) homes of which will be restricted for Very Low Income Households, on proposed small lots in the C4-1LD and the P-1LD Zones.
