Project Description:
Maintain seven existing multifamily dwellings to construct three new multifamily buildings on eleven lots
Requested Entitlement:
Per LAMC 12.22-A,25 project proposes to utilize an 11% density bonus to increase the maximum allowable density from 111 dwelling units to 124 dwellings to utilize parking option 1. Construction will consist of three new multifamily buildings totaling 88,773 SF of lot area. Off Menu Incentives requested to permit a six foot wall for the trash and recycling enclosures in lieu of an eight foot wall otherwise required by 12.21-A,19(c)(12)(iii). Per LAMC 13B.2.4 project review being requested for the creation of more than 50 dwelling units. Per LAMC 12.371-3 a waiver of dedication and improvements is being requested to maintain the current ROW and roadway dimensions.
