Project Description:
Demo of the existing structures for the construction of a 6-story, 71-ft multi-family bldg w/ 77 D.U., 74355 sq ft of floor area and 84 vehicular parking stalls on a site zoned C2-1VL and R4P-1.
Requested Entitlement:
Pursuant to LAMC Section 12.22 A.25 a Density Bonus development requesting on and off-menu incentives and 2 waivers of development standards. On Menu incentives 1) Averaging of the C21VL and R4P1 zones (FAR, Density, Open Vehicular Access and Parking) 2) 35% increase to the FAR Off Menu incentives 1) Rear yard setback reduction to permit a 5-foot rear yard setback in lieu of 18. Waivers 1) Waive the transitional height at the C2-1VL zone. 2) Height increase of 26 feet at the C2-1VL zone.
