Project Description:
Demolition of the existing building and new construction of a residential apartment building with 270 units, 2.76:1 FAR, rising 8 stories and 90 ft in height and 350 parking spaces.
Requested Entitlement:
Pursuan to LAMC 12.22 A.25, a Density Bonus program to allow new construction of a 8-story, 2.76:1 FAR, 270-unit residential apartment building, requesting three off-menu incentives, including:
(1) 58% increase in FAR to permit 2.76:1 in lieu of 1.75:1 permitted by the Glencoe Maxella Specific Plan;
(2) 64% increase in overall building height to permit 90 ft and 8 stories in lieu of 55 ft. and 5 stories as permitted by the Glencoe Maxella Specific Plan;
