Project Description:
a new 304,000 square-foot (5.96 FAR), eight-story, 90-foot, six-inch multifamily apartment building
with 379 dwelling units
Requested Entitlement:
Base Incentive for a 120% density increase, to permit 379 dwelling units, in lieu of 172 dwelling
units, as otherwise permitted by LAMC 12.11-C,4.
ii. On-Menu Incentive:
1. On-Menu Incentive to permit 22,541 sf. of open space, representing 10% of the residential unit
area, in lieu of 39,025 sf., as otherwise required by LAMC 12.21-G,2.
2. On-Menu Incentive for a 20% Ground Floor height reduction, to permit an 8.8 feet Ground Floor from
finished floor to finished ceiling, in lieu of 11 feet, as otherwise required by CPIO Section V-2.1.e.
iii. Off-Menu Incentive:
