Project Description:
The demolition of a commercial building and construction, use, and maintenance of a mixed-use building consisting of residential dwelling units and ground floor commercial spaces over subterranean parking.
Requested Entitlement:
Pursuant to Los Angeles Municipal Code Section 12.22 A.31, a Housing Development under the Transit Oriented Communities Affordable Housing Incentive Program consisting of the demolition of a one-story commercial building and construction, use, and maintenance of a 93,123 square-foot five-story mixed-use building consisting of 121 residential dwelling units and two ground floor commercial spaces over two levels of subterranean parking. The proposed project will set aside 14 of the units for Extremely Low Income households and utilize an increase in density, base incentives for increased Floor Area Ratio and reduced parking, and additional incentives for reduced setbacks, increased height, and reduced open space.
