Project Description:
Demolitio of existing commercial building and construction of a new 8-story, 33-unit mixed-use buidling with 4 Very Low Income units, and 4,489 sf. of ground floor commercial/retail use.
Requested Entitlement:
Pursuant to LAMC Section 12.22 A.37(d)(2) of Ch.1, CHIP Incentive Program Density Bonus Expanded Administrative Review for the construction of a new 8-story, 33-unit mixed-use buidling with 4 units set aside for Very Low Income households, and 4,489 sf. of ground floor commercial/retail use, requesting one on-menu and three off-menu incentives: on-incentive of 13% open space reduction to 3,026 sf. in lieu of 3,475 sf.; off-menu incentives: (1) FAR increase to 4.1:1 in lieu of 1.5:1; (2) Increase in height to 90'-6'' and 8 stories in lieu of 45 ft. and 3 stories; (3) 45% reduction in easterly side yard setback to 6 ft. in lieu of 11 ft.
