Project Description:
New construction of a 100% affordable 70-unit, 6- to 7-story residential building with accessory parking, open space and management office space.
Requested Entitlement:
Pursuant to LAMC Section 12.22 A.39 (d)(2) of Ch.1, Affordable Housing Incentive Program Expanded Administrative Review for the new construction of a 100% affordable 70-unit, 6- to 7-story residential building, requesting 5 incentives (4 on-men and 1 off-menu) and one waiver:
Incentives:
(1) on-menu incentive for averaging of density, FAR, parking, access, open space between C2-2D-O-CPIO and R2-1-O zones;
(2) on-menu incentive for a 30% northerly side and rear yard setbacks reduction in R2 zone;
(3) on-menu incentive to allow the use of RAS3 north and south side yards in the C2 zone;
(4) on-menu incentive to allow 22% Ground Floor Height reduction to 11 ft. in lieu of 14 fe. required by the SLA CPIO Section III-3.A.1(a);
(5) off-menu incentive to permit 60% reduction to allow 30% of the Primary Frontage to be Active Floor Area in lieu of 75% along Western Avenue as required by the SLA CPIO Section III-3.D.4.
A waiver of development standard to permit a 50% open space reduction to 4,700 sf. in lieu of 9,250 sf. as required by LAMC 12.21 G.
