Project Description:
100% affordable AHIP construction of a 5-story, approx 68-ft, senior housing development w/ 244 DUs, 161,322 sq ft of floor area, &125 parking spaces located in the C2-1VL-RIO & RA-1-RIO Zones.
Requested Entitlement:
Pursuant to LAMC Chapter 1 Section 12.22.A.39 and Chapter 1A Section 13.B.3.2, Expanded Administrative Review for an Affordable Housing Incentive Program 100% affordable housing project The project includes requests for the following Additional Incentives and one Waiver of Development Standards: a. An on-menu incentive for averaging of density, FAR, parking, access, and open space between C2 and RA zones; b. An on-menu incentive to remove the transitional height requirement; c. An on-menu incentive to permit the use of the RAS3 side and rear yards in the C2 zone; d. An on-menu incentive to calculate required usable open space as 10% of the total floor area confined within the perimeter walls of the residential units which results in a requirement of 12,410 sf of open space; e. An off-menu incentive to permit a parking reduction of 131 spaces (51%) to provide 125 vehicular parking spaces in lieu of the 256 spaces required; f. A waiver of development standards to permit a 100% increase in FAR to allow an FAR of 2.9:1 in lieu of 1.5:1 in the C2 zone.
