Project Description:
the construction of a 49,697 square-foot (3.35 FAR), six-story, 81-foot, 3.5-inch, residential apartment development with 66 dwelling units and one City Ordinance Accessory Dwelling Unit
Requested Entitlement:
Pursuant to LAMC 12.22-A,38, for the following Opportunity Corridor Incentive Area (OCIA) OC-2 Base Incentive, On-Menu and Off-Menu Incentive, and Waiver of Development Standard requests, as well as the following Public Benefit Option requests for a project providing at least 10% of the total dwelling units as three-bedroom units: i. Base Incentives: 1. a 61% density increase, to permit 66 dwelling units, in lieu of 41 dwelling units, as otherwise permitted by LAMC 12.14-C,3. 2. 3.35 FAR, in lieu of 1.5, as otherwise permitted by LAMC 12.21.1-A,1. 3.22' height increase, to permit 67', in lieu of 45', as otherwise permitted by LAMC 12.21.1-A,1. ii. Public Benefit Option: 1. Public Benefit Option for an additional 14'-3.5" height increase, to permit 81'-3.5", in lieu of 67', as otherwise permitted by LAMC 12.21.1-A,1 and the OC-2 Base Incentive. iii. On-Menu Incentives: 1. On-Menu Incentive to permit 3,957 square feet of open space, representing 10% of the residential unit area, in lieu of 7,275 square feet of open space, as otherwise required by LAMC 12.21-G,2. 2. On-Menu Incentive to permit a transitional height limit of up to four stories within 30’ of the north property line, and up to six stories within 50' of the north property line, in lieu of the transitional height as otherwise required by LAMC 12.21.1-A,10. iv. Off-Menu Incentive: 1. Off-Menu Incentive for relief from the LAMC 12.22-A,23(a)(10)(i) landscaped planted area requirement for the west and south frontages. v. Waiver of Development Standard: 1. Waiver of Development Standard to permit a 0' front yard along Manning Ave., in lieu of 10', as otherwise required by Expo TNP Section 4.2.1.1. B. The Applicant requests to utilize AB 2097 to waive the required parking.
