Project Description:
Development of 100% affordable project with the construction of 132,727-sf., 8-story mixed used building, including 3-level subterranean parking, 207 residential units and 2,410 sf. of retail use.
Requested Entitlement:
Pursuant to LAMC 12.22 A.39, an Affordable Housing Incentive Program for a 100% affordable project with the construction of 132,727-sf., 8-story mixed used building, requesting for two on-menu incentives, three off-menu incentives, and one waiver:
(1) An on-menu incentive for 30% reduction in Ground Floor Height per LAMC Section 12.22 A39(f)(2)(iv) to permit a ground floor height of 10.5 feet in lieu of 15 feet required by the Exposition Corridor Transit Neighborhood Plan Section 4.2.2.B.3;
(2) An on-menu incentive for Transitional Height per LAMC Section 12.22 A.39(f)(2)(ii) to allow 90' building height within 1-100' of R1 zone required by the Exposition Corridor Transit Neighborhood Plan Section 2.4.4.B;
(3) An off-menu incentive to provide 12,192 sf. of residential open space in lieu of 22,475 sf. required by LAMC 12.21 G.2;
(4) An off-menu incentive to provide a minimum 5'-8 1/4'' and a maximum 28'-2 1/4'' front yard setback on Camden Avenue in lieu of the 10' minimum and 15' maximum setback required per Expo TNP Section 4.2.1.A.1;
(5) An off-menu incentive to allow a building height of 90' in lieu of 78' required per LAMC 12.22A.39(e)(1).
(6) A waiver of development standards to provide 35 on-stie trees in lieu of 52 trees required per LAMC 12.21 G.2(a)(2).
