Requested Entitlement:
Pursuant to LAMC 12.22 A.38, Expanded Administrative Review for Mixed Income Incentive Program for a construction of a 36,554 sf, 6-story, 81'-9 1/2'' mixed-use building with 59 dwelling units, requesting for one on-menu incentive, three off-menu incentives, and one public benefit. (1) On-menu incentive: open space reduction to 2,853 sf. in lieu of 6,350 sf; (2) Off-menu incentive for the relief from the 5' landscape planted area as otherwise required by LAMC 12.22 A.23(a)(10)(i); (3) Off-menu incentive for 100% long-term bicycle parking reduction in lieu of 48 spaces as otherwise required by LAMC 12.21 A.16(a)(1)(i); (4) Off-menu incentive for 100% long-term commercial bicycle parking reduction, to permit zero long-term commercial spaces in lieu of two spaces, as otherwise required by LAMC 12.21A.16(a)(2); (5) Public Benefit for an additional 14'-9 1/2'' height increase to permit a maximum height of 81'-9 1/2'' pursuant to LAMC 12.22 A.38 (i)(2)(i).
