Project Description:
Construction of a new 29-unit, max. height of 74', approx. 29,000 sf. multifamily residential building with one level of subterranean parking and 1 level of parking at grade.
Requested Entitlement:
Pursuant to LAMC 12.22 A.38 of Ch.1, Mixed Income Incentive Program to allow the project requesting one on-menu incentive, one Public Benefit Option, and three waivers.
(1) On-menu incentive: 30% rear yard setback reduction to allow 10'-6'' in lieu of required 15';
(2) Public Benefit Option: height of 63' and 4.85:1 FAR for multi-bedroom units;
(3) Waiver: 44.5% easterly side yard setback reduction to allow 5' in lieu of required 9';
(4) Waiver: 37% westerly side yard setback reduction to allow 5'-8'' in lieu of required 9';
(5) Waiver: 11' height increase to the 30' base height plus 22' base incentives plus 11' permitted under Public Benefit Option to allow the height of 73'.
