Project Description:
the construction of a new mixed-use building containing 135 residential dwelling units and approximately 5,826 square feet of ground-floor commercial uses.
Requested Entitlement:
Pursuant to LAMC Section 12.22.A.37 and Government Code Section 65915, an approval for Expanded Administrative Review of a Density Bonus Compliance request for the new construction of a 135-unit, mixed use building using two 50% stacked bonuses with the following incentives:
a. An on-menu incentive to permit an 18.5% reduction in the required residential bicycle parking to provide 75 long term bicycle parking spaces in lieu of 92 long term spaces required per LAMC 12.21 A.16;
b. An off-menu incentive to permit 129'-1" increase in height to allow a total height of 15-stories, 174'-1" in lieu of 3-stories and 45 feet permitted per LAMC 12.21 1.A.1, and relief from transitional height requirements of LAMC 12.21.1 A.1.10;
c. An off-menu incentive to permit a 577.3% increase in FAR to permit 8.83:1 in lieu of 1.5:1 permitted per LAMC 12.21 1. A.1;
d. An off-menu incentive to permit a 91.5% reduction in the rear yard to permit 1'-8 ½" in lieu of 20' required per LAMC 12.16 C.2.
