Project Description:
Construction of a 6-story, 75-unit apartment building with all units reserved for affordable households with a height of 6'-2" and FAR of 4.27:1
Requested Entitlement:
pursuant to LAMC Section 12.22 A.39(d)(2) of Chapter 1 and LAMC Section 13B.3.2 of Chapter 1A, for an approval of an Affordable Housing Incentive Program (“AHIP”) application for a Project having 75 residential dwelling units, including 100%of units reserved for affordable households, with the following Base and Additional Incentives: The Project is utilizing the following Base Incentives pursuant to AHIP:
•Base Incentive, to allow unlimited density for a 100% affordable housing project in a Moderate Opportunity TCAC Area, for a total of 75 units in the Project as permitted by LAMC Section 12.22 A.39(e)(1).
•Base Incentive, to allow zero (0) parking requirements per LAMC Section 12.22 A.39.(e)(1).•Base Incentive, for an increase in FAR to 4.27:1 in lieu of 3:1 otherwise allowed in the R3 zone.
•Base Incentive, for an increase in height to 65’-2”, an additional 20’-2”, in lieu of the otherwise allowed 45’-0” in the[Q]R3-1 zone.
In addition, the Project is requesting the following Additional Incentives:
•On-Menu Additional Incentive, for a reduction of open space to permit 3,985 square feet of open space (10% of residential floor area, or 15% of lot area, whichever is greater).
•Off-Menu Additional Incentive, for 43.9% reduction of the rear yard to permit eight (8) feet eight (8) inches in lieu of the otherwise allowed fifteen (15) feet.
•Off-Menu Additional Incentive, for 37% reduction of the easterly side yard to permit five (5) feet eight (8) inches in lieu of the otherwise required nine (9) feet.
•Off-Menu Additional Incentive, for 37% reduction of the westerly side yard to permit five (5) feet eight (8) inches in lieu of the otherwise required nine (9) feet.
•Off-Menu Additional Incentive, for a 43.9% reduction in long term bike parking to permit 32 stalls in lieu of the required 57 stalls.
