Project Description: The 1235 Vine Street Project includes the demolition of three commercial buildings, five residential bungalows, and associated surface parking, for the development of a seven-story, mixed-use building that would include approximately 115,680 square feet of office uses and 7,810 square feet of ground floor restaurant and/or retail uses. Upon completion, the Project would result in 123,490 square feet of floor area on a 33,557-square-foot (0.8-acre) site, for a Floor Area Ratio (FAR) of 3.68:1.
ANTICIPATED SIGNIFICANT ENVIRONMENTAL EFFECTS:
Based on the analyses included in the Draft EIR, the Project would result in significant and unavoidable impacts related to project-level impacts for off-site construction vibration (human annoyance) and both project-level and cumulative impacts for on-site construction noise, on‑site construction vibration (human annoyance), and off-site operational noise (i.e., traffic noise). All other potential impacts would be less than significant or mitigated to less-than-significant levels.
