One San Pedro Project

Case Number: ENV-2021-10633-EIR
Council District: 15 – McOsker
Community Plan Areas: San Pedro
Project Location: 275 West 1st Street

The One San Pedro Project (Project) would establish the One San Pedro Specific Plan (Specific Plan) to allow for the phased redevelopment of the existing Rancho San Pedro public housing development, which occupies nine city blocks encompassing approximately 19.5 acres. The Specific Plan would establish standards to regulate land use, development, and design and would permit a maximum of 1,553 dwelling units (including restricted affordable units) and 130,000 square feet of commercial space. The Project would also incorporate approximately 5.3 acres of publicly accessible open space and provide circulation and public right-of-way improvements.

The Department of City Planning is releasing a preliminary draft for a portion of the land use regulatory documents that are being requested in conjunction with the Project, specifically the One San Pedro Specific Plan. A link to this preliminary draft document is provided at the bottom of this page for reference.

The One San Pedro Specific Plan is a draft document and will evolve throughout the City’s public process, which will include a public hearing and City Planning Commission, Planning Land Use Management (PLUM) Committee, and City Council meetings.
